In accordance with Mr Musson's request & propose to grant the site shown red in the enclosed tracing at the corner of Arsenal Street for the purpose mentioned and on the following terms and conditions:
1. Term of lease 999 years,
2. Premium $4,000, or nearly 90 cents per square foot.
3. Annual Crown rent $400 i.e. at the rate of $3,893 per acre.
4. A sum of $6,000 to be expended upon rateable improvements within 18 calendar months from the
